# HELOC document fraud: why edited income slips through

HELOCs often close faster and with lighter checks than a first mortgage. Where edited documents get through, and the controls that catch them.

Home equity lines of credit are built for speed. Borrowers expect a decision in days, lenders compete on turnaround, and many files close with an automated valuation instead of a full appraisal. Speed is a feature, but it also means fewer people look closely at each document.

## Where edited documents get through

- Self-uploaded income documents. Pay stubs, W-2s and bank statements usually arrive as PDFs or phone photos from the borrower. A changed figure on a single page is easy to miss when reviewers are working to a deadline.
- Lighter cross-checks. A first mortgage file is often compared line by line. A streamlined HELOC file may be reviewed one document at a time, so a stub that disagrees with the deposits on a statement can pass.
- Property photos. Where a lender relies on borrower-supplied photos instead of an inspection, an edited or reused photo can hide the condition of the home.
- IDs. An edited ID photo or detail can support a fraudulent application, especially in fully online flows.

## Controls that catch it

- Check every document at upload. Automated checks for edits, font and layout mismatches and metadata gaps run in seconds and don't slow the borrower down.
- Compare documents with each other. Income on pay stubs should match W-2s and deposits. Names, addresses and employers should agree across the file.
- Verify at the source when something looks wrong. Request originals from the bank or employer, or use a direct verification service.
- Route by risk. Clean files keep moving. Files with strong findings go to a reviewer with the evidence attached, so speed is kept where it's safe.
- Keep the record. Store what was checked, what was found and who decided. It helps with quality control, investor reviews and any later dispute.

## Keep it fair

A flag means a document needs a closer look, not that a borrower committed fraud. Decisions should rest on verified facts, with a person in the loop, and applied consistently across applicants.

## How Trustable helps

Trustable runs the same checks on each HELOC file: bank statements, pay stubs, W-2s, tax returns, IDs and property photos. It shows the reviewer where each finding is and how strong it is. Comparing income across a whole loan file is in development. No AI is 100% accurate, so your team makes every decision with the evidence in hand.
